How is this different from a bank commercial loan?

A bank leads with your financials, your operating history, and a longer approval process. Hard money leads with the asset and moves faster, in exchange for a shorter term and a higher cost. Different tools for different situations.

Is hard money more expensive?

Generally yes. You're paying for speed, flexibility, and a lender willing to look at a deal a bank won't. Whether that trade makes sense depends entirely on what the deal produces. I'll show you the numbers so you can decide with real information.

What kinds of properties qualify?
